I'm based in Dubai and finally ready to invest in Noida. Been eyeing Sector 157, seems safe. But, Bayaweaver Ltd has a new pre-launch with tempting prices. Honestly not sure if the 'early bird' discount is real or a trap. Can't do a site inspection myself so relying on you guys. What's the community's take? Is Sector 157 worth the premium over the pre-launch risk, considering I need rental income ASAP? Kon sa sahi hai?

If rental income is priority, Sector 157 is the safer bet. But do your due diligence! RERA, builder track record, title deed... everything needs to be checked.
Bayaweaver ka track record toh kharab hai. I would avoid it. Sector 157 is expensive but at least you'll get possession.

Rising interest rates are also a concern. Make sure you factor that into your calculations. EMI will be higher.

Honestly, with the new Jewar airport coming up, Greater Noida West might be a better long-term investment. Thoda risk hai, but potential is huge.
Jewar airport is still years away, yaar. Sector 157 is ready now. Immediate rental income is important for OP.
Check the carpet area carefully! Builders often inflate the super area.

My friend bought in a pre-launch project in Noida Extension. Promised possession in 3 years, it's been 7 years now. Still paying EMI and rent. Don't be like him!
Sector 157 mein social infrastructure is good. Schools, hospitals, malls... everything is nearby. That's a big plus point.

Bayaweaver? Run, don't walk! I booked a flat with them in Sector 75 five years ago, still waiting for possession. Court case chal raha hai.
