Yaar, I'm so fed up of renting! Finally taking the plunge. Sector 166 looks good, but is it really? Thinking Malik Infrahomes. Anyone invested there? Rental yield kya milta hai? Is it better than just buying a ready-to-move flat? Mujhe advice chahiye. Kya aap logon ko pata hai?

Just remember the current market conditions. Interest rates are rising, so your EMI will be higher. Factor that into your calculations.
Don't get swayed by fancy marketing. Focus on the fundamentals: location, builder's reputation, and possession timeline.
So, what did you finally decide, OP? Sector 166 or somewhere else?
Malik Infrahomes, avoid. Period.
Check amenities completion before booking, I made that mistake in my previous investment. They promised a swimming pool and clubhouse, but nothing is there even after 5 years!
Noida mein yahi problem hai. Builders make tall claims, but deliver very little. RERA bhi kuch nahi kar paata.
The new metro line extension will definitely boost property prices in the long run. Keep that in mind while making your decision.
Totally agree yaar. Renting is just throwing money away. At least with your own place, you have an asset.
I'm also thinking of investing in Noida. Sector 150 looks promising with the sports city concept, but it's expensive. Sector 166 is cheaper, but less developed. Dilemma!
Sector 150 ka avg rate 7k/sqft hai abhi. It's definitely premium. But the infrastructure is much better than 166.
Haan, but Sector 150 is also full of builders who are notorious for delays. Check Supertech's track record there.
Mujhe bhi advice chahiye! Confused between Noida and Greater Noida. Which one is better for investment now?
Be careful — this builder has 3 delayed projects that I know of. Do a thorough background check before investing any money. Google them and look for reviews.
I almost booked a flat with them last year. Luckily, I backed out after seeing some negative reviews online. Saved myself a headache!
Good decision! It's better to be safe than sorry, especially with real estate.
Exactly! Due diligence is crucial. These builders are masters of sweet talk.
I bought in Sector 75 three years ago. Abhi tak rate nahi badha utna. Noida is unpredictable, yaar. Sector 166 might be better, but do your research properly.
Possession status kya hai Malik Infrahomes mein? Anyone knows?
That's the million-dollar question! Check their RERA page. It should have the latest details.
RERA page is often outdated! Try to find someone who has already invested and ask them directly.
Haan, RERA pe toh sab 'under construction' hi dikhta hai, lol. Ground reality kuch aur hi hoti hai.
Rental yield in Noida is generally 2-3%. Depends on the location and the type of property. Don't expect anything crazy.
Malik Infrahomes? RERA registration number check kiya? Before investing, make sure everything is legit. My friend had a terrible experience with another builder in Noida Extension.
Sector 166 is still developing, so ROI will take time. Ready-to-move gives you immediate rental income, but the initial investment is higher. It's a trade-off. What's your risk appetite?
Exactly! Risk appetite is key. If you need quick returns, ready-to-move makes sense.
True. 166 is a long-term play. Metro connectivity is planned, but kab tak hoga, no one knows for sure.
I agree with U4. Also, consider the maintenance charges in ready-to-move. They can eat into your rental income.
Bhai, Malik Infrahomes ka track record bahut poor hai, I've heard. Delayed projects and all. Be careful!
Sector 166? Bhai, thoda cautious rehna. Malik Infrahomes ka naam suna hai, but haven't invested. Rental yield depends on the property, but ready-to-move is usually safer. Sector 150 bhi dekh lo, options are good there too.
Yaar renting is a pain, I feel you! But Sector 166... is it really worth it? Connectivity abhi bhi utni achi nahi hai. I'd suggest doing a thorough site visit at different times of the day.
