Noida Investment: Sector 167 vs Ready-to-Move?

Guys, I'm based in Dubai and thinking of investing in Noida. Sector 167 seems promising, but is it really? Has anyone invested there recently? I can't visit for site inspections, so I'm relying on you guys. Also, ready-to-move vs under-construction... which one is safer now, especially with builders like ABA Corp? Kya rental yields actually milte hain, or is it just marketing? Mujhe advice chahiye!
