Guys, I just moved to Sector 20 near Pan Realtors. What's the rental yield like here, actually? Is it worth investing more in 2BHK? Kya bolte ho, doston?

Ultimately, it depends on your risk appetite and investment horizon. Do your research and don't rush into anything.
Sector 20 is a safe bet, but don't expect high returns. It's more for stability than growth, in my opinion.
So, OP, did you check the RERA details and builder's history? What's the update?
A friend of mine is getting 3% rental yield in Sector 20. But his apartment is fully furnished and well-maintained.
The upcoming Jewar airport might have a positive impact on property prices in Noida in the long run. Keep that in mind.
One thing I regret is not checking the amenities completion before booking. The swimming pool is still not functional after 5 years! Avoid my mistake.
Also, consider the resale value. Older sectors like Sector 20 might not appreciate as much as newer sectors.
Is it a ready-to-move-in property or under construction? Ready to move in will fetch better rent immediately.
What's the circle rate in Sector 20 right now? Anyone knows?
Don't just look at rental yield. Consider the capital appreciation potential also. Sector 20 has limited growth potential compared to newer sectors.
I think Sector 20 is a good option for end-use. If you're planning to live there, it's decent. But for pure investment, there are better choices available.
Bhai, Sector 20 is old Noida. Prices are already saturated. Don't expect miracles.
Sector 20 is good for families. Close to schools and markets. But investment-wise, there might be better options with higher growth potential. Have you considered Sector 150?
Sector 150 is good but expensive, yaar. Entry price is much higher than Sector 20. Not comparable.
True, Sector 150 is premium. But the returns are also potentially higher. Plus, the infrastructure is much better planned.
Before investing more, check the RERA registration and the builder's track record. Delay ho gaya toh phas jaoge.
Good point! RERA ID batao, OP. Let's do some digging.
Haan bhai, RERA is your best friend. Don't rely on what the builder says.
Mera ek dost ne Sector 20 mein invest kiya tha. Builder ne phir se possession date extend kar diya. Very frustrating experience.
This is Noida, bhai. Delay is part of the package. You have to factor that into your calculations.
Sahi hai Sector 20? I'd say it's overpriced for what you get. Connectivity is good, but the social infrastructure needs improvement. Better options available in Noida Extension, IMO.
Pan Realtors ke aas pass? Depends on the building. Which project are you talking about? Some are better maintained than others. And yield will vary accordingly.
Exactly! Which building, bhai? That makes a HUGE difference. Some have crazy high maintenance. And parking can be a nightmare in some.
U3 is right. Building matters. Plus, check the occupancy rate in that specific building. If it's empty, your rental income will suffer.
Rental yield in Noida is generally 2-3%, maybe 3.5% if you're lucky. Don't expect anything crazy. Capital appreciation is the real game here.
I bought a 2BHK in Sector 20 five years ago. Rental income was good initially, but now it's stagnant. Expenses have gone up. Thinking of selling, to be honest.
Sector 20 is decent. Rental yield depends on the apartment size and condition, bhai. 2BHK is generally a safe bet. But check the maintenance charges, they can eat into your profit.
