Guys, I'm confused! Sector 21 seems prime, but Greater Noida is cheaper. Is the Yamuna Expressway impact real? Which one will give better returns, honestly? What do you think?

Thanks for all the insights, everyone! Still confused, but definitely have a better understanding now. Will probably visit both areas again before making a decision.
One thing to consider is the upcoming Noida International Airport. That could significantly impact property values in Greater Noida in the long run.
Ultimately, it depends on your individual needs and risk tolerance. There's no one-size-fits-all answer. Good luck with your decision!
I think Sector 21 is a safer bet if you're looking for quick returns and rental income. Greater Noida is more of a gamble, but the potential is huge. But do your research!
Rising interest rates are making it even tougher to decide. EMI burden bhi toh dekhna hai. I'm leaning towards Greater Noida because of affordability.
Don't forget to factor in the cost of commuting. Sector 21 is much closer to Delhi and other parts of Noida. Greater Noida will add to your daily expenses.
Sector 21 is good if you want to live there yourself. Greater Noida is more for investment purposes, IMO. Renting out will be difficult in initial years.
Check the builder's financial health. Many builders in Noida are struggling. Don't get stuck with a project that never gets completed.
What's your budget? That's the most important question. Sector 21 mein 2BHK will cost you a bomb compared to Greater Noida.
Mera bhi same experience tha 2 years ago. Sector 21 seemed like a safer bet, but the prices were insane. Ended up buying in Sector 150. Happy so far.
Sector 150 is good, but the social infrastructure is still lacking. No good schools, no proper hospitals. You need to think long term.
Possession mila kya kisi ko recent Greater Noida projects mein? I'm hearing so many delay stories.
Not yet, bhai. Builder ne phir se date extend kar diya lol. This is Noida, what do you expect?
U17, which project are you talking about? I'm also waiting for possession.
Greater Noida west mein dekho. Relatively cheaper and good connectivity now.
Connectivity is improving, but still traffic jam is a big issue. Ghanta lag jaata hai Delhi jaane mein.
U8, Which project are you talking about in Greater Noida West?
Honestly, I'd say Sector 21 for rental income. Greater Noida for long-term capital appreciation *if* things go according to plan.
Sector 21 is expensive for a reason. Location, location, location! But Greater Noida offers bigger properties for the same price. It's a tough call.
Bhai, builder ka track record check karo before investing anywhere. Noida mein bahut fraud hota hai. RERA number verify karo.
Sector 21 is established, bhai. Greater Noida is still developing. Depends on your risk appetite. High risk, high reward, right?
Yamuna Expressway impact is real, but slow. Connectivity is improving, but Sector 21 has better infrastructure *now*. What's your investment horizon?
I bought in Sector 21 five years ago. Prices have doubled. Can't say the same for Greater Noida. Though, I hear Jewar airport will change everything.
Jewar is still a long way off, yaar. Kitna time lagega hone mein? And then prices will go up, sure, but you'll be waiting.
U4, which sector in 21? And what kind of property? Apartment, builder floor?
U5, exactly! These 'future' projects always take longer than promised. I'd rather invest where I see immediate returns.
