Noida investment: Sector 21 or Krishna Vatika Society?

Guys, I'm planning to invest in Noida. Sector 21 looks promising, but what do you think about Krishna Vatika Society? Which one is better for long-term appreciation? Has anyone invested there? What's your experience been? Kya rates abhi high hain yaa aur badhenge? I'm confused about whether it's a good time to buy. Mujhe advice chahiye. What's your take?
