Guys I'm based in Dubai and can't visit Noida easily. I'm looking to invest, maybe 2BHK. Sector 46 seems nice, but Noida Extension is cheaper. Kya aap logon ko pata hai which one is better for rental yield? I'll need a property manager, so rental income is important. Also, under-construction vs ready-to-move? Has anyone experienced issues with Bulland Buildtech Pvt Ltd.? Mujhe advice chahiye, yaar. Change my mind if I'm wrong!

Be careful with property managers too! Some are very unprofessional. Check reviews online before hiring.
U1, good choice going with Sector 46. You won't regret it. It's a much better location overall.
Sector 46 mein park facing dekhna, bhai! Tenants will pay extra for that.
Consider the maintenance charges also. Sector 46 mein maintenance is higher. Extension mein relatively kam hoga.
Market is hot right now. Interest rates are rising. Think carefully before investing. Don't rush into anything.

Property managers? Just search on Justdial, bhai. There are plenty.
Sector 46 mein rent achha milta hai. I have a 2BHK there and get around 30k per month. But initial investment was high.
Rental yield is important, but also consider resale value. Sector 46 will always be easier to sell than Noida Extension. Think about that too.
Which floor are you planning to buy? And which direction facing? That makes a difference in rental income also. Check the Vastu!
I invested in Noida Extension 5 years ago. Abhi tak possession nahi mila. Builder bhag gaya. Be very careful! Check the builder's history thoroughly.

Ready-to-move is safer, especially from Dubai. Under-construction mein builders promise the moon and deliver nothing. Been there, done that. Never again!
U6, exactly! Mera bhi same experience tha 2 years ago. Builder ne phir se date extend kar diya lol. Now I only invest in ready-to-move.
U4, metro to abhi DMRC ne aur delay kar diya. 2025 tak bhi mushkil lag raha hai. Extension mein connectivity abhi bhi issue hai.
Haan exactly, Noida mein yahi problem hai. Promises bohot karte hai, delivery zero.
But eventually metro ayega. Long term mein Extension will give better returns. Sector 46 mein appreciation kam hoga, I feel.
U10, appreciation toh Sector 150 mein bhi ho raha hai, but rental yield is still low. Extension mein competition bahut hai, sab rental pe dena chahte hai.

I agree with U2. Bulland is a big no-no. Check RERA records before you invest anywhere. Especially being NRI, you can't keep visiting to check progress.
Noida Extension is good for investment if you're looking long-term. Metro connectivity is improving. But rental yield depends on the specific society and flat. Which society are you considering?
