Noida investment: Sector 55 or Yam Construction?

Hey everyone, I'm looking to invest in Noida. Sector 55 mein property rates kaafi badh rahe hain, what do you think, is it still a good time to buy? Kya kisi ne recent mein Sector 55 mein invest kiya hai? How's the rental yield? I'm also considering Yam Construction Pvt Ltd projects. Builder ka track record kaisa hai? Any personal experiences? Which one is better for long-term appreciation? Is it worth investing in under-construction projects now, or should I stick to ready-to-move? Mujhe advice chahiye, confused hoon. Any suggestions on expected returns? What's your take on current market conditions? Thanks!
