Just moved to Sector 62A. Swaraj Homes Builders & Developer project. Connectivity achi hai, but is it good for investment? What do you think, guys? Koi advice dega?

Connectivity is definitely a plus point for 62A. But Swaraj Homes... I'd be worried. Keep a close eye on construction progress.
My advice: join the apartment owners' association ASAP. Strength in numbers!
I've heard some people are facing issues with parking space in that project. Verify that before it's too late.
So, OP, what's the latest? Kya decide kiya? Have you talked to other residents?
New metro line bhi aa rahi hai. That should boost property values in the long run.
What's the carpet area? Per sq ft rate kya pada?
Honestly, Noida mein investment is a gamble. But if you've already bought, focus on rental income. That's the safest bet.
Rates are rising everywhere, so even a mediocre investment might turn out okay in the end. But do your due diligence!
Possession status kya hai? When did they promise delivery?
Which floor? Corner unit? These things matter for resale value.
Builder ne phir se date extend kar diya lol. Classic Noida builder move.
Check amenities completion before booking, I made that mistake in my first investment. Swimming pool abhi tak nahi bana!
True. Show flat mein sab mast dikhate hain, but reality is very different. Live and learn!
Totally agree yaar! Amenities are a big selling point, but builders often cut corners.
I bought in Sector 63 three years ago. Similar situation, connectivity good, but builder ne chuna laga diya. Possession delayed by two years! Abhi bhi struggle kar raha hoon.
Oh bhai, I feel you! Mera bhi same experience tha 2 years ago. These builders just keep extending the dates. It's a nightmare.
U7, did you file a complaint with RERA? What was the outcome? That could help others in a similar situation.
62A is good for rental income also. Many IT companies are nearby. But capital appreciation... that's the question.
Sector 150 is better for investment, IMO. Avg rate 7k/sqft hai abhi, but potential zyada hai. New infrastructure coming up.
But 150 mein open spaces bhi toh zyada hain! More green area, less congestion. Much better living environment.
150 is good, but it's further out. 62A has the advantage of being close to everything. Depends on your priorities.
Haan, Sector 150 is a bit far. For me, connectivity is key, so 62A is better.
Sector 62A is decent, but investment-wise, you need to look at the builder's reputation. Swaraj Homes... heard mixed reviews. Possession mila kya?
Connectivity toh mast hai bhai, metro bhi paas mein hai. But investment is all about ROI. What price did you get it for?
Swaraj Homes? Be careful, yaar. Check RERA registration number and see if there are any pending complaints. A lot of builders in Noida are notorious for delays.
U3, exactly! Noida mein yahi problem hai. Builders promise the moon and deliver nothing. RERA is the only way to protect yourself.
True that! RERA website pe jaake check karo. Pending cases dikh jayenge.
And don't just look at the number of cases, look at *why* those cases are there. Are they small issues or major structural problems?
