First Villa LLP projects in 63A look good, but is Noida Extension a better bet long-term because of Jewar Airport? My parents keep saying 'wait and watch'. Honestly, I'm confused. Anyone invested near Yamuna Expressway? Or should I just stick to 63A? Ab samajh nahi aa raha.

Remember the Yamuna Expressway scam a few years back? Be careful where you invest. Do your due diligence!
So, OP, what did you decide? 63A or waiting for Jewar?
Consider the connectivity to Delhi as well. That's a major factor for many people.
Personally, I'd stick to 63A for now. Safer, more developed, and good rental potential. Jewar is too uncertain at this point.
Don't forget to factor in the infrastructure development charges. Noida Authority loves to keep adding new charges!
Haan yaar, they keep increasing the EDC every year. It's ridiculous!
I'd say visit both areas, talk to residents, and then decide. Don't just rely on online opinions.
What's the budget, that's the main question. 63A will definitely be more expensive than Noida Extension.
Parents are usually right. Wait for a bit, see how Jewar progresses. 63A isn't going anywhere. You won't miss out on much.
True that. Better to be safe than sorry.
But waiting too long can also be a mistake. Market changes quickly.
Bhai, real estate prices are already going up everywhere. Waiting might mean missing out on a good deal in 63A. Soch samajh ke decision lo.
My friend booked a flat in Noida Extension two years ago. Possession mila kya? Still waiting. Builder ne phir se date extend kar diya lol. Be very careful about which builder you choose.
Possession dates are always a problem in Noida! It's like a tradition now.
Which builder was it? Share the name so others can be aware.
Sector 150 is also a good option. More green space and slightly away from the hustle of the city. But prices are high.
63A is good for rental income also. IT companies are always looking for accommodation for their employees.
First Villa LLP... RERA registration number check karo bhai. And check their other projects' completion status on the RERA website too. Safety first!
Good point, U14. RERA check is a must. Too many shady builders out there.
What's the RERA ID? Anyone has it?
I bought in Sector 78 three years ago. Metro connectivity is good, but property taxes are killing me! Consider that too. Noida is expensive!
Jewar airport will definitely have an impact, but it's a waiting game. Sector 63A is a safer bet if you want something now. Plus, office space is always in demand there.
63A is mostly IT offices and commercial. Living there might not be ideal unless you work there. Consider that too.
I invested in a plot near Yamuna Expressway 5 years ago. Abhi tak toh koi khaas appreciation nahi hua. Jewar ka hype zyada hai, ground reality kuch aur hai.
Thanks for sharing your experience, U10. That's what I was afraid of. It's all hype until the airport is actually operational.
Exactly. Hype creates a bubble. Smart to be cautious.
Anyone know the current circle rates in 63A? Trying to compare with resale prices.
First Villa, huh? Sector 63A is pretty developed already. Jewar is still a gamble, bhai. Parents are usually right about these things. Patience pays! But 63A is safer, more established. I'd lean towards that.
Jewar airport is a long game. Think 5-7 years minimum for real impact. 63A gives you returns now. But the potential in Noida Extension is HUGE. High risk, high reward. Depends on your appetite, I guess.
But U2 bhai, airport ke baad toh rates skyrocket ho jayenge na? Thinking long term, like 10-15 years.
Exactly! Extension mein abhi toh infrastructure bhi itna accha nahi hai. Roads are bad, electricity problems happen often. 63A is much better in that regard.
High risk is an understatement! Many builders are just looting people in Noida Extension. RERA mein bhi complaint karo toh kuch nahi hota. Beware!
