Noida investment: Sector 70 vs Brys Group - kya scene hai?

Hi everyone, I'm thinking of investing in Noida real estate. Sector 70 mein property dekh raha hu. What do you think about year-on-year growth there? Is it a good time to buy now, considering the current market conditions? Also, has anyone invested with Brys Group before? Mujhe advice chahiye about their projects. What's your take on their ROI? Kya kisi ne construction delays experience kiye hain with them? I'm not sure if I should go for under-construction or ready-to-move. Which one is better for appreciation in Noida? Any suggestions?
