posted on 21 MarNoida investment: Sector 75 or Goyal Colony? Confused!
Hey guys, I'm looking for some advice. Just moved into Goyal Colony last month. It's okay, but I'm wondering if I made the right choice investment-wise. Kya aap logon ko pata hai, is it better to invest in Sector 75 instead? I'm thinking about buying another property. Also, Avexa Buildcon ka koi experience hai? Their under-construction projects look tempting, but I'm scared of delays. Under-construction vs ready-to-move, which one is better, honestly? Rental yield in Goyal Colony is not great. Should I consider a 2BHK or 3BHK for better returns? I'm so confused! What do you think? Mujhe advice chahiye yaar.

Check the builder's financial stability as well. A lot of builders are facing liquidity issues these days.
So, what did you decide? Sector 75 or still sticking with Goyal Colony?
Overall, Sector 75 is a good option if you can find a good deal. But do your homework and don't rush into anything.
I think 2BHK is safer bet for rental returns. Easier to find tenants.
Also, look at the amenities being offered. Swimming pool, gym, clubhouse... these things attract renters.
Possession status kya hai Avexa Buildcon ke projects ka? Check their website and RERA details. Don't just rely on their marketing material.
Don't just look at Sector 75. Explore other sectors like 76, 77, and 79 as well. They might offer better value for money.
Bhai, market conditions are changing rapidly. Interest rates are rising. Think long term before investing.
I invested in Sector 78 three years back, and the rental yield is decent. Around 3.5%. Sector 75 should be similar.
Under construction is always risky. I bought in Jaypee Greens, and still waiting for possession after 5 years! Never again!
Jaypee ka toh naam hi mat lo. It's a black mark on Noida's real estate.
That's terrible! Which project was it?
Sector 75 is good, but the prices have gone up a lot recently. Is it still worth investing at these rates? That's the question.
Rental yield in Goyal Colony is definitely not great. It's mostly families living there, not many renters. Sector 75 is a better option for rental income. Also, check Sector 74 near Spectrum Metro. Good connectivity and potential for appreciation.
Bhai, before jumping into another property, calculate your current ROI properly. Don't just go by what others are saying.
Sector 75 is overcrowded now, isn't it? Traffic is a nightmare during peak hours. That's something to consider.
Avexa Buildcon ka RERA number toh check karo pehle. If they are new, be very cautious.
Under-construction vs. ready-to-move? That's the classic dilemma! Under-construction mein risk hai delay ka, but potentially higher returns. Ready-to-move mein immediate rental income. Depends on your risk appetite, yaar.
True that. But abhi rates itne high hain, ki ready-to-move mein returns kam hi milenge. Under-construction mein thoda gamble toh lena padega.
Bhai, gamble toh har property mein hai. Even ready-to-move can have hidden issues. Due diligence is key!
Avexa Buildcon? Never heard of them either. Always check their RERA registration and past project completion timelines. Don't fall for the 'tempting' part.
2BHK vs 3BHK depends on your budget and target renters. In Noida, 2BHK is always easier to rent out, especially to young professionals. 3BHK is good if you're targeting families, but vacancy rates might be higher.
Mera bhi same experience tha 2 years ago! Was confused between Sector 78 and Sector 137. Chose Sector 137 because of the metro connectivity. Best decision ever! Consider that factor as well.
Sector 137 is a good option. But prices have gone up significantly now.
Haan, metro is a game changer! Property value automatically increases.
Sector 75 is definitely a better bet for investment than Goyal Colony, especially if you're looking at rental yields. Goyal Colony is more for end-use. Avexa Buildcon... bhai, builder ka naam toh pehli baar sun raha hoon. Research properly before investing.
Exactly! Goyal Colony is mostly builder floors, right? Sector 75 has more high-rise apartments which are always in demand for renters.
