Noida investment: Sector 78 vs RN Homes - Thoughts?
I'm thinking of investing in Noida, but I'm a bit confused. What do you think about the year-on-year growth trends in Sector 78? Is it really a good area for investment now? Has anyone here invested in RN Homes projects? I'm looking for good returns and appreciation in the short term. What's your take on the rental yield potential there? Also, what are the current market conditions like? Is it a buyer's or seller's market right now? Mujhe advice chahiye! Which one is better for ROI? Kya aap logon ko pata hai?

I think both areas have potential, but your budget and risk appetite matter the most. RN Homes ka RERA compliance aur past project delivery check kar lo thoroughly. Sector 78 has better social infrastructure and future development plans. But what about rental demand specifically for RN Homes projects versus Sector 78 generally? Is there a noticeable difference?
25k for a 2BHK is good, but what about the property value? Is it justifying the investment in the long run? My friend in Alistonia Estate is struggling to get good tenants and the property value hasn't moved much in 3 years. Location matters a lot for rental yield.
Sector 78 mein rental demand decent hai because of proximity to corporate hubs and schools. I'm getting 25k for my 2BHK there, which covers a good chunk of my EMI. RN Homes specific projects ka pata nahi, but overall Sector 78 is good.
Bhai, short term ROI property mein bahut risky hai. Better hai long term socho, 5-7 saal minimum. Noida mein growth potential toh hai, but patience chahiye. Don't fall for marketing gimmicks promising double returns in 2-3 years. Rental yield will be around 2-3% only, which is less than your loan interest.
RN Homes ke projects mein kisne invest kiya hai? Kya reviews hain? Unka koi project Sector 78 mein hai kya? I'm leaning towards a reputed builder for peace of mind, even if it costs a bit more.
Currently, it's leaning more towards a buyer's market, especially for ready-to-move properties. Builders are keen to clear inventory, so you might get good deals and negotiate a bit more. Prices are stable in established areas, not really falling, but don't expect major jumps either.
Construction quality issue! Oh no. Ye toh bahut badi problem hai. To phir abhi buyer's market hai ya seller's? Kya lagta hai, prices gir sakte hain ya stable rahenge?
Haan, unka ek project hai wahan, 'The Greens' naam se. But reviews mixed hain, construction quality ko lekar kuch issues sune hain. Ek baar site visit kar lo aur neighbours se bhi baat kar lo jo already shift ho gaye hain.
Sector 78 has good connectivity and infrastructure developing, especially with the upcoming metro expansion. Long term ke liye toh solid hai, it's becoming a self-sufficient hub. But short term appreciation ka guarantee koi nahi de sakta. Rental yield decent hai due to nearby offices.
2-3 saal toh bolte hain, but mera project Ajayabpur mein 4 saal delay ho gaya. Builders ka bharosa nahi. Make sure RERA registration aur completion date clear ho agreement mein, warna phas jaoge.
Sector 78 mein abhi 7500-8500 per sqft chal raha hai, depending on the builder and amenities. Ready-to-move options mil jaate hain, but thode expensive honge. Under construction mein possession mostly 2-3 saal mein mil raha hai, but delays are common.
Connectivity toh theek hai, but price per sqft kya chal raha hai wahan? Aur possession ka kya scene hai? Ready-to-move options hain ya sirf under construction?
Short term ROI Noida mein? Mushkil hai bhai, especially abhi ke market mein. Expecting quick appreciation in real estate is a bit risky right now. Interest rates are high, which affects buyer sentiment and rental yields don't always cover EMIs completely.
Alpha I ki baat alag thi. RN Homes ne Sector 150 mein kaafi delays kiye hain, mere ek dost ka project 2 saal late ho gaya. RERA details aur builder ka current financial health check kar lena. Blindly trust mat karo.
Haan, but kuch projects acche perform kar rahe hain. RN Homes ka track record near Alpha I Greater Noida toh theek tha, they delivered on time. Maybe their new projects are also good? Kya pata kuch naya project accha ho?
Totally agree with you. Interest rates ki wajah se EMI bahut high ho jaati hai, toh rental yield se cover karna mushkil hota hai. ROI toh long term mein hi milta hai.
