Noida investment: Sectors with best rental yield?

₹85 lakh mein 2BHK mil raha hai Sector 143A mein. I work in real estate, lekin apne liye buying is different, right? Everyone tells you about appreciation, but what about rental yield? Honestly not sure if it's worth it. Pihu Infratech LLP is building a project there, looks decent. But I'm hearing mixed reviews. What yields are people actually getting in that area? Under-construction property hai, so possession mein time lagega. Should I consider ready-to-move instead, even if it costs more? I know builders don't tell you the real story about PLC and all that jugaad. Any tips on how to negotiate better? Or am I better off looking in Greater Noida for better ROI? What's your experience? Hope someone can share their insights.
