Noida investment: Shantiniketan Buildtech or elsewhere?

Guys, I'm thinking of investing in Noida. What's your take on Shantiniketan Buildtech? I've heard mixed reviews. Is it a good builder for long-term ROI? Also, I'm confused about the best time to buy. Abhi market down hai kya? Should I wait for further price corrections, or is now the right time? Kya aap logon ko pata hai Sector 161 mein property prices kitni badhi hai last year mein? Mujhe advice chahiye. Which one is better, under-construction or ready-to-move? Has anyone experienced construction delays with Shantiniketan? What do you think?
