Noida investment: Shivi Developers or somewhere else?

Hey guys, I'm thinking of investing in Noida. What do you think about current market conditions? Buyer's market hai ya seller's? I'm considering Shivi Developers in Sector 161. Has anyone invested with them before? Kya aap logon ko pata hai about their ROI? Which one is better, under-construction or ready-to-move? Mujhe advice chahiye, especially about risks and expected appreciation. Any suggestions?
