Noida Investment: Things I Wish I Knew Earlier

I'm based in Dubai and thinking about investing in Noida. Not sure if it's still a good time, especially with property prices already so high. Has anyone seen decent ROI recently? I'm looking at 2BHK flats. Is it worth investing in Noida vs Greater Noida? I can't do a site inspection myself easily, so I'm relying on others' opinions. Need a property manager if I buy, so reliable recommendations are welcome! Also, under-construction vs ready-to-move is giving me a headache. Heard some horror stories about possession delays. Should I avoid under-construction projects entirely? Kya kisi ko pata hai about JKG Constructions? Their projects look good online, but I need real feedback. Need to get a power of attorney sorted too. Thanks!
