Guys, I'm so fed up of renting! 10 saal se rent waste kar raha hu. Finally taking the plunge and buying in Noida. But under-construction vs ready-to-move, I'm confused. Everyone glorifies under-construction discounts, but RERA horror stories are scary, right? Ashiana Builders ka project Goyal Colony mein dekh raha hu. Is it worth the risk for lower price? Ya ready-to-move is safer? What do you think? Change my mind!

So many perspectives! Thanks, guys. I'm leaning towards ready-to-move now. The peace of mind is worth the extra cost, I think.
Good decision, U1. Just remember to thoroughly inspect the property before finalizing the deal. All the best!
Don't forget to factor in the stamp duty and registration charges. It's a significant cost, especially for ready-to-move properties.
U1, what did you decide finally? Did you book anything? Update dena!
With rising interest rates, even the 'discount' on under-construction might not be worth it. Calculate the total cost, including potential delays and rent you'll be paying in the meantime.
Goyal Colony mein drainage system ka kya haal hai? Sector 75 mein monsoon mein paani bhar jaata hai.
Haan exactly, Noida mein yahi problem hai. Infrastructure needs a lot of improvement.
Good point! Check the flood-prone areas before investing. Sector 75 and 78 are notorious for waterlogging.
Ready-to-move might be a safer bet, especially if you're tired of renting. But negotiate hard! Builders are always willing to negotiate, especially with unsold inventory.
Sector 150 is also a good option. Rates are a bit higher than Sector 75, but the infrastructure is much better. Plus, the upcoming Jewar airport is a big plus.
What's the carpet area they are offering in Goyal Colony? And what amenities are included? Swimming pool, gym, clubhouse... check everything carefully. Don't just go by the brochure.
Possession status kya hai Goyal Colony ka? Anyone has any updates?
Last I heard, they were promising possession by end of this year, but I'm skeptical. They've already delayed it twice!
U14, exactly! Builders always promise the moon. Check the actual construction progress on site before believing their promises.
Site visit is a must. Dekho kitna kaam hua hai. And talk to existing residents if possible.
Mera personal experience: I bought an under-construction flat in 2019. Possession was supposed to be in 2021. Abhi tak nahi mila. Rent bhi de raha hu, EMI bhi bhar raha hu. Total loss!
Check the builder's RERA registration number on the UP RERA website. It will tell you if they have any ongoing disputes or pending penalties. Very important!
U4, 5 saal? That's insane! Which builder was it? Need to avoid them like the plague!
Bhai, I don't want to name them publicly, but let's just say they are known for 'creative' accounting. Always check legal due diligence before booking!
Exactly! Due diligence is key. Lawyer se check karvao all the papers before you give any booking amount. Even for ready-to-move flats.
U4 is right. Legal check is a must. My friend lost a lot of money because he didn't do it properly.
Ready-to-move mein loan approval bhi easy hota hai. Banks are hesitant to finance under-construction projects from less reputable builders.
Bhai, I feel you! 10 saal rent is a killer. Under-construction *can* be good, but Goyal Colony mein Ashiana Builders... thoda risky lag raha hai. Have you checked their past projects ka delivery record?
Ready-to-move is definitely safer, but you pay a premium. Think of it as peace of mind vs. potential savings. Depends on your risk appetite, I guess.
Ashiana? Goyal Colony? Sector 75? I heard mixed reviews about that project. What's the price they're quoting per sq ft?
Under-construction mein discount milta hai, that's true. But delays are common. Mera dost Phase 3 mein phasa hua hai pichle 5 saal se! Abhi tak possession nahi mila.
RERA is supposed to protect you, but honestly, it's a slow process. If you're in a hurry to move in, ready-to-move is the way to go. Otherwise, do your homework on the builder.
