Noida investment: Under-construction risks are too real, I think

Okay I'll be honest—I underestimated the RERA reality. Working in real estate (channel partner), I see so many projects. CIA Buildtech Pvt Ltd looks good on paper, but OC delays are scary. I'm looking at Sector 47, and honestly not sure if under-construction is worth the risk anymore. Everyone talks about pre-launch discounts, but phir possession kab milega? Heard too many horror stories. Ready-to-move seems safer, even if it costs more. Rental yield bhi toh immediate milega. My budget is around 1.5 cr. Am I being too cautious? Has anyone else faced this dilemma? Should I only consider ready-to-move now?
