posted on 27 MarNoida investment: Under-construction vs ready-to-move, kya scene hai?
I work in real estate, but buying for myself is different. First Villa LLP has some tempting pre-launch offers in Sector 63 A. But RERA mein itna horror stories sunne ko mil raha hai. Is it worth the risk for lower price or should I stick to ready-to-move? Koi advice? Has anyone invested in pre-launch projects recently?

Remember to factor in registration charges and stamp duty. It adds a significant amount to the overall cost.
Ultimately, it depends on your risk appetite and financial situation. If you can afford to wait and take the risk, pre-launch might be worth it. Otherwise, stick to ready-to-move.
So, OP, what did you decide? Pre-launch or ready-to-move?
Be careful - this builder has 3 delayed projects in Greater Noida West. Do your research!
I think with property prices constantly rising, a ready-to-move option is the better bet to secure a home ASAP. Less headache overall.
Check the builder's financial statements. If they're heavily in debt, avoid them like the plague.
One thing I learned: visit the site multiple times at different times of the day. See the traffic, noise levels, and overall environment.
Pre-launch mein completion risk toh hai hi, but if you're patient and the builder is reputable, you can get a good deal. It's a calculated risk.
RERA is a joke. Builders still get away with so much. But ready-to-move mein bhi, hidden charges can kill you.
Consider resale properties also. You might find a good deal on a well-maintained apartment.
Has anyone invested in a ready-to-move property in Sector 75? What are the current rates?
U14, Sector 75 mein avg rate around 8k-9k per sqft hai for ready-to-move. Depends on the society and amenities, of course.
U14, check out Magicbricks and 99acres. They have updated listings and price trends for Sector 75.
I bought a ready-to-move flat in Sector 137 last year. Best decision ever! No stress of delays or construction quality issues.
Don't fall for the 'tempting pre-launch offers'. They're tempting for a reason! Read the fine print very carefully.
First Villa LLP... I've heard mixed reviews. Some say they're good, others say they delay projects. Check their Noida Extension project's status. That will give you a better idea.
Sector 63A is a good location, especially with the new metro line coming up. But pre-launch is a gamble. Weigh the pros and cons carefully.
Bhai, RERA registration se kuch nahi hota. They can still delay. The builder's intention matters.
Haan exactly, Noida mein yahi problem hai. RERA is there, but implementation is weak.
Bhai, buying for yourself is always a different ballgame! First Villa LLP...hmm, suna toh hai naam. Sector 63A is developing, but pre-launch mein risk toh hai. My advice? Ready-to-move is safer, especially with RERA's current state.
Totally agree, U1. Pre-launch is like gambling. Unless you have inside info and a very strong stomach, stick to ready-to-move. Peace of mind is priceless.
U1, U2, but ready-to-move mein prices are already inflated, right? Sector 63A offers some good deals now, but the risk is real. Kya karein?
RERA mein horror stories are true, yaar. Check the builder's RERA registration number and past projects very carefully. Don't just go by the marketing hype.
I invested in a pre-launch in Sector 150 two years ago. They promised possession in 36 months. Abhi tak toh bas pillars hi khade hain! Never again!
U5, that's why due diligence is key. Did you check their financial health before investing?
Sector 150? Which builder? I'm considering something there too. Please share your experience!
U5, mera bhi same experience tha! 2 years late chal raha hai project. These builders promise the moon and deliver nothing.
