Hey guys, need some advice. I'm currently in a 2BHK in Sector 95. Thinking of upgrading to a 3BHK or maybe even a villa. Is it really worth the price jump? Already have a home loan, so another big one is scary. Has anyone experienced better rental yields with bigger properties? Also, what do you think about AIGIN Group's new villas? Are they overpriced? Kya aap logon ko pata hai if the luxury segment is actually a good investment in Noida, or is it just a status symbol? Mujhe advice chahiye! Is it better to stick with a smaller property and pay off my current loan faster? Or go big? Confused yaar! What's your take?

U3, which sectors near metro are good for 3BHK investment then? I'm also looking.
U5, Sector 78, 76, and 137 are decent options. Check for projects near the Aqua Line. Good connectivity and relatively affordable compared to Central Noida.
Mujhe bhi advice chahiye. I am an NRI looking to invest. Is Noida still a good option? I heard Gurgaon is better now.
U7, Gurgaon is definitely more developed, but Noida is catching up fast, especially with the new Jewar airport coming up. Land prices are still relatively lower in Noida, so potential for appreciation is there. Depends on your budget and risk profile.

Rental yield from villas in Noida is usually pathetic, unless you find a very specific niche (like corporate guest houses). 3BHKs might be better, especially near metro lines. But seriously, AIGIN? Please do your research properly. Check their RERA registration number and past project deliveries before investing a single rupee.
U3, you are right about AIGIN. My friend invested in their project near Pari Chowk, and possession is delayed by almost 2 years now! Stay away!
