Noida investment: Upgrade to villa or stick with 3BHK?

Guys, I'm planning to upgrade from my 2BHK in Sector 1. Thinking of a 3BHK or maybe even a villa. Is the price jump really worth it? I already have a home loan running, so EMI will increase. What do you think? Soni Realtech has some nice projects, but are they overpriced? Has anyone experienced their after-sales service? Also, Noida Extension vs Sector 150, which one is better for long-term appreciation? Mujhe advice chahiye. I'm confused between ready-to-move and under-construction. Kya aap logon ko pata hai which is safer now? What's your take?
