Noida investment: where will the new metro impact prices?

Just moved into Sector 105. Possession was in March. Things nobody told me: rental yield is way lower than advertised. Is it just my building? Also, with the new metro extension coming, which sectors will actually benefit? Hark Infratech Developers Pvt Ltd projects seem promising. Anyone else investing near metro lines?
