Noida investment: Worth it in 2024? Help!

I'm so fed up of renting! Thinking of finally buying in Noida. Is it even worth it now? Prices seem crazy high. Kya aap logon ko pata hai if Noida is still a good investment? Or has it peaked? JP Infra Estate mein koi investment karna sahi rahega? Also, 2BHK vs 3BHK for rental income? Which one is better, yaar? Mujhe advice chahiye! Thanks!
