I recently moved into a flat near Baraula. Possession was just a few months back. I'm wondering if Noida is still a good investment now? Property prices seem high already. Kya bolte ho? Also, Exotica Housing projects ke baare mein kisi ko pata hai? Thinking of another investment, but not sure. Ready-to-move vs under-construction - which one is better now, after all the delays we hear about? Mujhe advice chahiye yaar! What's your take?

I agree with U7. Ready-to-move is the way to go in Noida these days. Too many horror stories with under-construction projects.

Don't just look at the price per sq ft. Check the carpet area vs super area. Builders are masters of deception!
New metro line is also coming up in Noida Extension. That will definitely improve connectivity and boost property prices in that area.
I think Noida is still worth it for end-use. If you're planning to live there, it's a good option. But for pure investment, there are better opportunities elsewhere.

Anyone know about the possession status of the Gulshan Dynasty project? Thinking of investing there.
Gulshan Dynasty is good, U16. But possession is delayed by a few months. Check their RERA website for updates.
U16, I heard they are giving possession now, but there are some issues with the finishing. Do a thorough inspection before you book.
My friend booked in Gulshan Dynasty. He got possession last month. Happy with the quality, but some amenities are still not complete.

Exotica ke baare mein toh bhul jao. Too risky. Better to look at established builders with a good track record, even if it costs a bit more. Peace of mind is worth it.
I bought a flat in Sector 78 last year. Good connectivity, decent social infrastructure. Prices are reasonable. But check the builder's track record properly! RERA is your best friend.

U11, depends on the sector and the society. But roughly around 6-7k per sq ft, I think.

Mera bhi same experience tha 2 years ago. I was looking at under-construction projects, but then I saw all the delays and decided to go for ready-to-move. Paid a bit more, but worth it. No stress!
Kya bol rahe ho yaar? Noida is still good IF you know where to invest. Sector 150 is booming, but it's pricey. Exotica... I know someone who booked there 5 years ago, still waiting for possession! Ready-to-move, definitely. Less headache.

Pari Chowk is saturated, yaar. Too many projects, prices aren't appreciating much. Better options available.
U4, Pari Chowk ka infrastructure is good, but resale value might be a problem. Look at YEIDA (Yamuna Expressway Industrial Development Authority) areas nearby instead.
I invested in Pari Chowk 7 years ago. Regret it now. Appreciation is minimal. Rent is also low. Don't do it.
Ready-to-move vs under-construction... that's the million-dollar question! I'd say ready-to-move, especially after all the builder horror stories we've heard. My cousin got stuck with Jaypee Wishtown, still fighting for possession after 10 years!
