posted on 8 MayNoida investors: Do amenities actually pay off?
Ajnara City — been looking at their projects for a potential upgrade. Currently in a 2BHK in Sector 78, thinking of a 3BHK or a small villa. Honestly, the brochures always promise so much, but I'm not sure if the actual delivered amenities justify the premium. Like, are those fancy clubhouses ever really used, or do they become ghost facilities after a year? For an investor, does that even help tenant attraction or resale value? My concern is the ongoing maintenance charges too. Sometimes they're super high, but the service quality is just average. Is that price jump for a 3BHK worth it, considering these long-term costs? I'm already carrying a home loan, so every penny counts.

Totally feel you on this! Har brochure mein swimming pool, gym, clubhouse dikhate hain, but jab actually move in karte hain, ya toh sab broken hota hai ya koi use hi nahi karta. Aur maintenance charges toh aise badhate hain jaise five-star hotel ho. Are we just paying for marketing brochures?

Ghost facilities? Haan bhai, 90% of the time wahi hote hain. Clubhouses mein bas 2-4 log dikhenge weekend par.
Dekho, as an investor, amenities rarely give you a significant boost in tenant attraction or resale value, unless they are *truly* exceptional and well-maintained. Most tenants just want a decent, clean place with basic facilities. The fancy stuff usually just adds to your maintenance burden. I had a flat in a project near Ajayabpur where the society charged a bomb for a non-functional pool and a gym with broken equipment. Resale ke time, buyers ne sirf location aur carpet area dekha, amenities ko koi bhaav nahi diya. So, for a first-time buyer like us, focus on the core value.
Bhai, aapki baat bilkul sahi hai. Ajnara City toh 2018 mein hi complete ho gaya tha (Possession date: 2018-10-01). Toh ab tak toh sabko pata chal gaya hoga ki amenities ka kya haal hai. Aapka Ajnara City mein kaunsa block ya sector hai jahan aap dekh rahe ho? Maybe I can check with someone I know there.
