Noida investors — how much can we push for spot discounts?
3 builder meetings last week, all trying to push some 'limited-time' spot discount. Chauhan Associates in Sector 37 quoted ₹85L for a 3BHK, but then offered 5% off if I booked today. From my experience, ye spot discounts kitne real hote hain? Is it just a tactic to close deals quickly, ya actual saving ho sakti hai? I've seen this pattern before, especially with ready-to-move inventory. My budget for a good 3BHK in Noida Extension or Sector 150 is around ₹1.5Cr. I usually aim for a 7-10% discount from the listed price, but builders toh ₹3-4L se zyada nahi hilte. Should I push for more, ya jo mil raha hai le lena chahiye? I'm looking at potential ROI, not just the initial saving. What's the best way to leverage these spot offers without falling into a trap?
