Noida investors: Is the 3BHK price jump ever justified?
Okay I'll say what no one says but I think most 3BHKs in Noida are an absolute waste of money compared to 2BHKs for investment. I'm currently in a 2BHK in Sector 9, thinking of upgrading to a 3BHK or maybe even a small villa near Pari Chowk. But jab prices dekhta hu for a 3BHK from builders like ATS or Godrej, it just doesn't add up. The premium you pay, say for a 1500 sqft 3BHK versus a 1200 sqft 2BHK, is insane. Rental yield toh bilkul proportionate nahi badhta. Log bolte hain future family ke liye, but ROI ka kya? Mera home loan already chal raha hai, toh aur EMI badhana makes sense only if the appreciation is solid. Especially in areas like Noida Extension, 2BHKs often give better rental returns. Change my mind.

Yaar, I faced the exact same dilemma last year. Was eyeing a 3BHK in Sector 150 but the per sqft rate was almost 25% higher than a comparable 2BHK in the same project. Ended up booking
Totally agree with your point, bhai! My budget is tight and the jump from 2BHK to 3BHK prices in areas like Noida Extension is just not making sense for me. Lagta hai builders bas size badha ke premium le rahe hain.
