Noida investors: Pre-launch vs payment plans?

20-80 payment plans sound amazing for investors, but is the pre-launch discount real? I'm looking at Ultima Allure in Noida Extension, and they're pushing these. Should I go for construction-linked or try to swing a bigger down payment for a better deal? My main aim is ROI, not just possession. What's smarter here?
