Budget finalised, loan pre-approved — now stuck on which sector. Looking at Nimbus in Sector 151 for a 3BHK around ₹1.5Cr. Realistically, how much can we negotiate prices in Noida, or are builders firm? Also, what hidden costs beyond stamp duty should I look out for? Any intel on maximizing total deal value?

Negotiation depends heavily on the project's inventory status and how close it is to possession. For ready-to-move, builders are firmer. For under-construction, you might get 5-7% if they have unsold units. I heard from a broker ki Nimbus ka inventory in 151 is moving fast. Have you checked their RERA possession date? Also, factor in IFMS (Interest Free Maintenance Security) and one-time lease rent payment, which can be significant. What's the per sqft rate they are quoting?

Haan, RERA date toh important hai. Mera friend ka project Ajayabpur mein stuck hai because builder ne date extend kar di. For Nimbus in 151, last I checked, they were quoting around ₹6800-7000 per sqft. IFMS bhi around ₹100 per sqft hota hai, so calculate that for your 1800-2000 sqft apartment.
Nimbus acha builder hai, but 1.5Cr for 3BHK in 151 sounds about right for current market. Hidden costs toh sabse bada headache hai yaar.
Sector 151 is developing well but connectivity might be an issue for some. I booked in Alpha I Greater Noida a couple of years back and even then, negotiations were tough, maybe 2% max. Focus on getting a good payment plan or free amenities instead of price cut. Also, IDC/FRC charges are a must-ask about. My friend who bought in Alistonia Estate faced similar issues with hidden costs.

Totally agree with U2! Builder toh bolte hain sab included hai, but baad mein pata chalta hai ki bahut kuch extra hai. Negotiation ka scope minimal hai, especially in prime sectors.
Bhai, negotiation toh mushkil hai aajkal. Especially for good projects like Nimbus. Maybe 2-3% on the base price if you're lucky and pay upfront. But haan, hidden costs are a big trap. Parking, club membership, power backup charges are usually extra. Check the fine print!
