Noida investors: RERA Approved Projects — peaked or still value?

The RERA Approved Projects corridor feels like it's already peaked for investors. I'm finally done with renting, yaar, landlord ne rent phir badha diya. Ab bas equity build karni hai, EMI vs rent math ab sahi lag raha hai. But is this 'RERA Approved Projects' zone still worth it for long-term appreciation? Matlab, value abhi bhi hai ya sab overvalued ho gaya, especially near Noida Expressway? Which sectors or projects do you guys think offer actual value right now, not just hype? What's the real ground reality?
