Noida investors: Root2Home delivery experience?
Visited Root2Home Samridhhi Villas site last week. Honestly, pricing (₹86.40 L–₹1.09 Cr) looks okay for an upcoming villa, but builder ke delivery timelines pe trust nahi ho raha. Their previous projects ka track record mixed hai, sunne mein aaya. Investor ke liye time pe possession kitna important hai, sabko pata hai. Agar 2-3 saal delay hua toh meri sari ROI calculations bigad jayengi. Kisi ne Root2Home ke saath invest kiya hai pehle? Unka actual project-delivery record kaisa hai? Should I even consider this for long-term appreciation?

Dekho, every investment has risk. If you are looking at long-term appreciation, 2-3 years delay might not matter *as much* if the property value goes up significantly. But for someone whose ROI calculation depends on timely rental income or quick resale, then Root2Home might not be the best bet. It's a gamble, like most upcoming projects. Have they started construction at Samridhhi Villas site yet, U1?
Samridhhi Villas ka location no doubt achha hai, future potential hai. But for a first-time buyer like me, it's a huge risk. Budget bhi tight hai, agar rent aur EMI dono deni padi delay ki wajah se toh puri savings khatam ho jayegi. Kya koi builder hai Noida mein jisne consistently time pe deliver kiya ho?
I agree with U8. My biggest fear is the double burden of rent and EMI. With prices at ₹86 L – ₹1.1 Cr, the EMI itself will be substantial. Any financial advice on how to factor in potential delays into my budget planning?
U8, consistently time pe deliver karna is rare now. But kuch reputed builders hain jo 6-12 mahine ka delay karte hain, not 2-3 saal. Root2Home ka problem ye hai ki unke delays unpredictable hain. Ajayabpur area mein kuch builders ne relatively better kiya hai.
I heard good things about Root2Home from a broker, but now seeing these comments, I'm getting nervous. Is there anyone who actually got on-time possession from them? Need some positive stories to balance this out.
U3, Green Acres ka RERA number UP-RERAPRM2020298 hai. Cousin ne penalty ka notice bheja hai, but builder ne ignore kar diya. Ab legal action ka soch rahe hain. This is why I'm so scared of new projects.
Positive stories Root2Home ke saath? Mushkil hai. My friend waited 4 years extra for his flat in Alpha-II Commercial Belt from a different builder, and eventually sold it for a loss just to cut his losses. Noida market mein abhi bhi bohot volatility hai.
Bhai, Root2Home ka naam sunke hi darr lagta hai. My cousin booked in their 'Green Acres' project near Alistonia Estate, promised 2022 possession, abhi tak sirf structure bana hai. They keep giving excuses. Investors ke liye toh ye nightmare hai.
Exactly! Penalty clause toh paper pe achha lagta hai, but builder itna ghumata hai ki aadha paisa lawyer ko hi chala jata hai. Noida mein delays common ho gaye hain, especially post-COVID. Samridhhi Villas toh abhi upcoming hai, 2026-09-01 ka possession date bhi optimistic lag raha hai.
Green Acres ka RERA number kya hai? Kya penalty clause enforce kar paye aapke cousin?
