Noida mein spot discounts bas dikhawa hai, I think. Builders will say there's a deal but it's often just adjusting PLC ya other charges. I'm looking at a SAM India project in Sector 162. Has anyone actually gotten a real cash spot discount from them, or any other builder in Noida lately? Matlab, kitna expect kar sakte hain realistically, like 2-3% off base price ya isse zyada? For an investor like me, every bit counts for ROI. Also, apart from the usual suspects like 150 ya 137, where are the genuine price correction zones in Noida right now? I'm trying to find underpriced assets that have good appreciation potential in the next 3-5 years. Any real experiences ya negotiation tactics that worked?

SAM India ka toh pata nahi, but mera ek friend recently Alistonia Estate mein ek plot dekh raha tha. Builder ne pehle 5% discount bola, but jab paper pe aaya toh sirf 1% mila, aur woh bhi registration charges mein adjust kar diya. Cash mein toh kuch nahi mila. For investors, ye sab numbers game hota hai. They make it look good on paper but the actual value add is minimal. Be very careful with the final offer letter.
This is exactly my fear! Alistonia Estate mein toh prices waise bhi thode upar hain. So even 1% off is not really a deal. Did your friend still go ahead with it, ya he backed out after seeing the terms?
Exactly what I've been hearing! Builders just play with the numbers. My friend was looking at a project near Alpha II Commercial Belt, they showed a 'spot discount' but it was just waiving off some club membership charges that were already inflated. So, technically not a discount on the base price at all. It's so frustrating for first-time buyers like us.
But is there any builder who actually gives cash discount? I mean, real money off the per sqft rate? I'm looking at something in Sector 150 and they are saying 1-2% is max. Is that realistic for a good project, ya we should push for more?
Haan bhai, same experience. My cousin got fooled like this in Sector 137 too.
