Noida investors — thoughts on ABA Cleo County?
₹1.62 Cr for ABA Cleo County is a big decision. I'm eyeing it purely for investment. What's the real capital appreciation forecast here? And how liquid is the resale market after a few years? Worried about their project delivery track record, tbh.

Bhai, investment hai, poori life ki savings hoti hai. Mera khud ka experience bahut kharab raha hai ek delayed project ke saath Alpha I Greater Noida mein. Builder ne itne promises kiye the, sab hawa ho gaye. ABA Cleo County mein agar builder ka track record shaky hai, toh bahut soch samajh ke aage badho. Better to look for RERA-approved projects jo almost complete ho ya jinka builder reputation achha ho, bhale hi thoda price zyada ho. Peace of mind matters more than a speculative appreciation.

Absolutely agree with the hidden costs part. Mera ek friend ne Alistonia Estate mein liya tha, same problem. My advice is to visit the site, talk to existing residents if possible, and get all charges in writing. The entry price might look good, but the final bill can shock you.

Property value ke upar 10-12% toh pakka maan ke chalo registration, stamp duty, maintenance advance, club membership, parking, power backup wagera mein. Also, 2978 total units hain, which is a massive project. Noida mein already supply kaafi hai, toh resale mein liquidity ka issue ho sakta hai. Current market conditions mein buyers ko achhe options mil rahe hain, but choose wisely.

Once completed, quality might be good. But yes, possession delay is a concern. Current market mein kya price chal raha hai per sqft yahan?

Bhai, 2020 ki possession date toh kab ki nikal gayi. Yeh project abhi bhi ONGOING status mein hai as per RERA (UPRERAPRJ2369). Mera ek friend ne bhi inke ek aur project mein book kiya tha, Noida Extension mein, usko bhi bahut delay hua. Builder ka track record definitely ek red flag hai, especially for capital appreciation.
