Noida investors, which builder's project for long-term ROI?

Been tracking Noida real estate for a while, and I'm seeing different builder reputations play out. Supertech's past issues are well-known, obviously affecting resale. Amrapali's legacy is a mess. But what about long-term ROI, say 7-10 years? Assuming projects are completed. Which builder, among Gaurs and ATS, do you think gives better resale value down the line? From my experience, ATS delivers on the amenities, but Gaurs projects have better connectivity. What's the community's take? Vote or share your reasoning!
