RERA registration toh basic hai, par title verification ke liye ek experienced property lawyer se proper due diligence karwana bahut zaroori hai. Builder ka land ownership, sabhi government approvals, NOCs sab check karvao. Sirf RERA pe mat jao, woh toh sirf ek step hai. Yeh toh har first-time buyer ki problem hai, sab kuch khud se samajhna kitna mushkil hai.
Bhai, meri toh phat gayi thi Ambesten se. Alpha I Greater Noida mein ek project mein maine booking ka socha tha 2 saal pehle, but builder ne possession dates itni extend ki, finally maine pull out kar liya. Unke legal papers hamesha se hi fishy lagte the, bahut time waste hua mera.

U3, I checked it on the RERA website. The registration number is UPRERAPRJ12345. But the project is showing 'Delayed' for almost 2 years now. Ambesten ka track record toh waise bhi theek nahi hai, especially unke Alpha II Greater Noida wale projects mein. Be extremely careful.

Totally agree with you, bhai. Mereko bhi Ambesten pe utna bharosa nahi. Legal checks mein ek bhi slip-up hua toh poori life ki savings doob jayegi.
