Currently in a 2BHK in Sector 15, thinking of upgrading to a 3BHK or maybe even a villa. Seeing some nice Coinage Group projects, but is the price jump worth it? I already have a home loan running, so another big EMI is scary. Honestly not sure if the luxury segment is just overpriced. Has anyone done a proper comparison of the actual benefits vs the cost? Also, with the Jewar airport coming up, is it better to invest further down the Yamuna Expressway? Is it worth stretching my budget for that potential ROI? Kya kisi ko pata hai how much faster property appreciates there compared to central Noida? Should I just stick with a slightly bigger apartment instead of chasing the 'villa dream'? Confused, need advice!

Luxury segment mein location is key. Sector 44, 50, and 15A are still the prime locations. Don't compromise on location for a fancy brand name.

Sector 150 ka avg rate 7k/sqft hai abhi, but it varies a lot depending on the builder and project.
7k is a bit optimistic. More like 7.5k-8k for a decent project. I've been tracking prices there for the last 6 months.
Yamuna Expressway might give better returns in the long run, but the rental yield is terrible right now. So, if you're planning to rent it out, forget about it. Better to stick with a bigger apartment in Noida.
