Honestly, I'm so fed up of renting, landlord ne rent badha diya. Finally taking the plunge, Noida mein 2BHK dekh raha, mostly Sector 150. Godrej ya ATS mein se koi project pasand hai. Builder ki actual construction quality kaisi hai? Possession ke baad cracks ya seepage issues aate hain kya? Aur customer support, booking ke baad phone uthaate bhi hain? Koi real experience hai?

Exactly U13! And remember, sales team will always paint a rosy picture. Your own due diligence is paramount. Legal check, financial check, and site check.
Thanks again, everyone! This thread has been super insightful. I'm taking notes on RERA, amenities, hidden costs, and talking to residents. Will definitely share my experience once I zero in on something. Wish me luck!
And don't forget to check the builder's reputation for society management post-handover. Some builders hand over to a third-party agency and wash their hands off, leading to poor maintenance.
Mera toh yahi advice hai, if you can afford it, go for a builder jo already 2-3 projects deliver kar chuka ho Noida mein, not their first project. Track record matters.
Is there any specific project in Sector 150 that has actually delivered on time with good quality AND amenities? That's the real unicorn.
U12, I think you're asking for too much! Haha. Every project has its pros and cons. It's about finding the one whose cons you can live with.
Current market conditions are slightly favouring buyers right now, especially for projects that are nearing completion. Builders are more open to negotiations on payment plans. But property rates in Noida are steadily increasing due to upcoming Jewar airport and better connectivity. So, don't delay too much if you find a good deal.
U4, that's a good point about negotiations. But is the Jewar airport impact already priced in, or is there more upside? Also, for Sector 150, what about the proposed metro extension? Any timeline on that?
U5, Jewar impact will be long-term, not fully priced in yet. Metro extension for Sector 150 is still a few years away, nothing concrete on ground yet, so don't bank on it for immediate appreciation. Focus on current connectivity.
Honestly, after all this, I feel like buying a plot and building myself is less headache sometimes. But that's a whole different ball game. For flats, it's always a builder lottery.
Totally agree U7. The builder quality and customer service is the biggest pain point in Indian real estate. RERA ne thoda control kiya hai, but still a long way to go.
U1, all the best for your home search! It's a journey, not a sprint. Take your time, visit multiple sites, and talk to as many residents as you can. That's the best ground reality check.
Be very careful with smaller builders in Sector 150. Some have RERA registrations but poor financial health. Do a background check on their previous projects, especially delivery track record and maintenance post-possession.
I'm a tenant in Sector 78 and considering buying. This discussion is making me rethink. Should I look for ready-to-move options only, even if it means paying a premium? Waiting for possession seems too risky now.
U17, YES! RTM is the safest bet, especially for first-time buyers. Pay a bit more, but you get what you see, and no possession delays. The premium you pay is often less than the rent you save and the mental peace you gain.
U18, RTM is good but even RTM can have issues. My RTM flat had a lot of snagging issues that the builder was slow to fix. But yes, no rent loss is a big plus. Weigh your options carefully. Maybe visit a few RTM properties and talk to residents.
Wow, this is a lot to digest. Thanks everyone for the candid feedback. Looks like no builder is perfect. I need to dig deeper into specific project RERA dates and amenity completion. Godrej Solitaire ka experience U10 ne bataya, that's helpful. ATS ke baare mein aur kuch specific feedback hai kya?
U1, ATS Pristine in Sector 150 is generally well-regarded for quality. But again, check the specific tower you're interested in. Sometimes quality varies even within the same project.
U2, ATS Pristine is good but the maintenance charges are quite high. And they have a lot of exclusive services that you end up paying for, whether you use them or not. Did you factor that in your budget?
Okay, let me share my experience. I bought in Godrej Solitaire (Sector 150) 2 years ago. Possession was delayed by 8 months. Construction quality is decent, but not extraordinary. Minor cracks aayi thin, got them fixed during snagging. Seepage nahi hai thankfully. But the biggest issue is the amenities. Club house abhi tak fully functional nahi hai. Swimming pool is okay. So, check physical completion of amenities too, not just the flat.
U10, thanks for the detailed feedback! That's really helpful. Amenities ka issue toh common hai. What about the pricing in Solitaire at that time? Aur abhi Sector 150 mein kya average rates chal rahe hain for 2BHK? Is it still a good investment given the current market?
U11, Solitaire mein 2BHK was around 80-90L 2 years ago, depending on the floor and view. Abhi, Sector 150 ka avg rate is between 6800-7500/sqft for ready/near-ready projects. New launches are higher, around 8000+. Investment-wise, long term mein the area has potential with the sports city concept and connectivity.
U12, 8000/sqft? Yaar, that's getting too expensive for a 2BHK. My budget is 70-75L max. Godrej ka toh out of budget ho jayega phir. Koi aur builder hai Sector 150 mein jo affordable ho aur quality bhi theek ho?
U13, don't just look at base price. Check hidden charges, IFMS, club membership, PLC, car parking. They add up fast. For 70-75L, you might get a 2BHK in a slightly older project or a smaller size in Sector 150. Or look at nearby sectors like 168 or 143, they might be slightly cheaper but still well-connected.
Builder ne phir se date extend kar diya, lol. My possession date has been 'next quarter' for the last 4 quarters. Ab toh hassi aati hai.
U2, Godrej? Bhai, unke bhi issues hain. My friend bought in Godrej Woods, possession delayed by almost a year. Quality seems okay, but customer service is a nightmare. Sector 150 mein aur options bhi dekh lo, sirf in do pe stick mat karo.
OP, you're right to be concerned. Godrej Properties has a good brand image, but actual site execution and contractor quality vary project to project. ATS is known for good construction, but their pricing is usually on the higher side. Have you checked their RERA completion dates for the projects you like? That's a good indicator of potential delays.
U4, exactly! RERA dates are key. My ATS project in Sector 10, possession was late by 6 months, but quality was good. But booking ke baad, calls rarely answer. After possession, they charge for every small thing.
U5, which ATS project are you talking about? And what kind of 'small things'? Maintenance charges toh sab lete hain. Main toh Godrej Pristine dekh raha tha.
U6, maintenance is one thing, but post-handover snags aur repair ke liye builder ko pakadna is a task. Godrej Pristine is good, but location-wise it's a bit isolated right now. Re-sale value dekhna padega.
Customer support? LOL. Booking se pehle they're your best friends. Once payment is done, you're just a number. My builder (not Godrej/ATS, but a big name) didn't even respond to my emails for 3 months about a leakage issue. Had to hire a third-party guy.
As an NRI, I find the lack of transparency frustrating. Overseas, you get detailed progress reports. Yahan, you're just hoping for the best. Noida mein itna investment karna is a risk sometimes. Sector 150 ke projects seem good on paper, but ground reality?

Totally relate! Renting is a black hole. Sector 150 is good, but builder quality is a big question mark. Godrej is generally decent, but ATS ka track record thoda mixed hai, especially for older projects.
