posted on 24 MarNoida mein builders: Who actually delivers on time?
Guys, I'm trying to figure out which builder in Noida is actually reliable. I've heard mixed reviews, especially about delays. Like, Supertech used to be big, but kya scene hai abhi? Anyone bought in their projects recently? On-time delivery is a big deal for me, bhai. Also, what about customer service after booking? Heard some horror stories. Once they get your money, they don't even pick up the phone! Has anyone experienced this? Which builder is better in terms of actually responding to issues after you've booked? Need some real advice yaar, before I make a big mistake. What do you all think?

It's a gamble, honestly. Do your research, check RERA, visit the site, and pray! Good luck, bhai!
Before booking, visit the actual site multiple times. Talk to existing residents if possible. Get the real picture, not just the sales pitch.
Has anyone dealt with Mahagun? Their projects look good, but I haven't heard much about their reliability.
Mahagun is decent. Not the best, but not the worst either. Delivery timelines are usually met, but don't expect miracles.
Customer service is key! Even if there are delays, a builder who communicates regularly and addresses issues promptly is worth considering. Avoid builders who disappear after taking your money.
So, after all this discussion, what's the final verdict? Which builder would you guys recommend for on-time delivery in Noida right now?
I booked a flat with Ace Group a few years back. They delivered on time, but the finishing quality was not great. Had to spend extra money on renovations.
Haan, finishing is a big problem. They cut corners everywhere. Check the sample flat carefully before booking!
What's the average rate in Sector 143 right now? Thinking of investing there.
Sector 143 is around 6500-7500 per sq ft, depending on the project and location within the sector. Check PropTiger and Magicbricks for latest prices.
Bhai, rising rates are killing me! Everything is so expensive now. First-time buyers are really struggling.
U19, I feel you. EMI is a killer. Renting seems better sometimes!
Don't forget about the location! Even the best builder can't fix a bad location. Sector 150 is booming right now because of the connectivity.
Guys, check out the new metro line extension plans. It's going to impact property prices in a big way. Knowledge Park area might be a good bet.
Haan, U12, that's a good point. Metro connectivity changes everything. Which sectors will benefit the most?
U1, I think sectors near Pari Chowk will see a big jump. Already prices are going up.
Mera friend ka Supertech Eco Village 2 mein flat hai. Possession mila kya kisi ko waha? He's been struggling for ages.
Eco Village 2 is a mess. Litigation issues are a nightmare. Stay away from Supertech in that area.
Nowadays, even Amrapali projects are getting some traction because of NBCC taking over. But honestly, I'd still be wary. Too much baggage.
RERA is helpful, but even RERA dates are extended sometimes. Mera experience toh kharab raha. I booked a flat in Sector 78 4 years ago, still waiting for possession.
Sector 78? Which project? I was also looking there. Abhi kya scene hai?
U5, that's awful! Name and shame the builder, bhai! We need to warn others.
U5, 4 years? Have you tried filing a complaint with RERA? They are supposed to help in these cases.
I've heard good things about ATS. Anyone have experience with them in Noida? Specifically, ATS Greens Village?
ATS is generally considered reliable, but their prices are premium. You pay for quality, I guess.
Bhai, you're not alone! Finding a reliable builder in Noida is like finding a unicorn. Supertech... yeah, they have a lot of projects, but completion is a big question mark. On-time delivery? Good luck with that!
Totally agree, U1! Customer service is non-existent after booking. They'll sweet-talk you before, but after that, you're on your own. I've heard good things about Godrej, but they are expensive.
Godrej is good, but even they have minor delays sometimes. Nobody is perfect, yaar. The question is, kitna delay acceptable hai? 3 months? 6 months?
Honestly, check RERA registration and the builder's past project completion rate. That's the only way to get some idea. Don't just go by what the sales guys say. They'll promise you the moon!
