Noida mein invest karna sahi hai? Sector 105 ya VVIP Group?

Hey guys, I'm thinking of investing in Noida. What do you think about the current market conditions? Buyer's market hai ya seller's? I'm confused. Is it a good time to buy now, or should I wait for prices to correct? Also, I've been considering Sector 105. Kya aap logon ko pata hai about the future development plans there? Metro expansion ka kuch scene hai kya? Which one is better for investment, Sector 105 or some other area? Has anyone invested with VVIP Group? What's your experience? Mujhe advice chahiye about expected returns. Short-term gains milenge ya long-term ke liye hold karna better hai? Not sure if it's worth it. What's your take?
