Noida mein investment: County Group ya Sector 113?

Hi guys, I'm looking to invest in Noida. What do you think about County Group? Heard mixed reviews. Also, Sector 113 mein property rates are going up, right? Is it a good time to buy now, ya wait for prices to correct? Kya rental yield achha milega? Mujhe advice chahiye. Has anyone invested recently? What's your take? Thanks!
