Noida mein investment: Maxblis Construction ya Sector 16?

Guys, I'm thinking of investing in Noida real estate. What do you think about the current market conditions? Buyer's market hai ya seller's? I'm confused. Also, I've been considering properties by Maxblis Construction Pvt. Ltd. Has anyone experienced their projects? Kya aap logon ko pata hai unka track record kaisa hai? I'm also looking at Sector 16. Which one is better for investment, considering expected returns and appreciation? Short term gains ka kya scene hai? Mujhe advice chahiye. Is it worth investing now, or should I wait for a price correction? Not sure if I should go for under-construction or ready-to-move. What's your take?
