Noida mein investment: Sector 138 vs. Parit Associates?

Guys, I'm looking to invest in Noida real estate. What do you think about Sector 138 for investment? Is it a good area for long-term appreciation? Mujhe advice chahiye. I've heard mixed reviews. Kya kisi ne yahan pe invest kiya hai? Also, I'm considering Parit Associates. Builder ka track record kya hai, honestly? Has anyone experienced construction delays with them? Which one is better, ready-to-move or under-construction properties from them? What's your take on the current market conditions? Buyer's market hai ya seller's? Expected returns kitna hoga? Not sure if it's the right time to buy. Any suggestions?
