Noida mein plot lena sahi rahega?

I'm thinking of investing in a plot in Noida instead of a flat this time. I've seen some options near Jewar Airport, and the price appreciation potential looks good on paper. My last two investments were 2BHK flats near Sector 16A (Film City). Rental yield wasn't great, around 2.5% net. But I'm worried about security and actually constructing something. Maintenance bhi ek problem hai flat mein. Plot mein I'm thinking long term – 10-15 years. Has anyone else invested in plots recently? What's your experience been? Arihant Group has some plots on offer, but builder ka track record kya hai? Am I missing something obvious?
