Noida mein property investment - Sector 47 ya Yam Construction?

Hey guys, I'm looking to invest in Noida real estate. What do you think about Sector 47 for investment? Is it a good time to buy now, considering the current market conditions? Mujhe advice chahiye. I've heard mixed reviews about Yam Construction Pvt Ltd. Has anyone had any experience with them? Kya aap logon ko pata hai unka track record kaisa hai? I'm thinking long-term, so expected returns kaise honge? Which one is better for ROI - an under-construction property or a ready-to-move one? Also, rental yield potential kya hai Sector 47 mein?
