Visited Braventa Infra's project near Asgerpur last weekend. 2BHK ke rates ₹85L tak ja rahe hain. Honestly, I'm fed up of renting; EMI vs rent math is finally making sense. But builder bol raha hai negotiation hardly possible. Is this true for Noida, especially around Jewar-influenced areas like Sector 150? Kitna discount realistically expect kar sakte hain? Also, construction-linked payment plan vs down payment, which is smarter for an investor? Hidden charges bhi darr lagta hai. Koi insights?

My experience in Sector 150 was that negotiation is possible, but you have to push hard, especially on payment plans. I bought a 3BHK two years ago. I got about 5-7% off on the base price by opting for a construction-linked plan over an upfront down payment, which helped my cash flow.
