Noida mein property lena sahi rahega abhi?

I think Noida Extension is getting too crowded. I bought a 2BHK near Pari Chowk back in 2018, decent ROI so far. Now I'm thinking of another investment, maybe a 3BHK. I was looking at A S Homes in Garhi Chaukhandi, but not sure about the area's future. Seen some under-construction projects with attractive payment plans, but RERA ke baad bhi dar lagta hai, yaar. Ready-to-move is safer, but EMI becomes a killer. Is it still a good time to invest, or is the market about to correct itself? What's everyone's take on this? Should I wait or take the plunge? Maybe look at resale instead?
