Guys, I'm looking to buy a flat in Noida. So many builders! Which one is actually good? I'm confused between reputation and project delivery. Has anyone experienced delays with any specific builders here? I've heard mixed reviews. Also, what about the quality of construction? Is the material good? Kya aap logon ko pata hai which builder provides better value for money? I'm thinking long-term investment, so resale value bhi matter karta hai. Which builder's projects appreciate faster? Any suggestions? Mujhe advice chahiye! Which one would you recommend and why? Kya kisi ne experience kiya hai after-sales support from different builders?

Carpet area can vary significantly. Always verify the actual carpet area before finalizing.
And get the property legally verified by a lawyer before paying any booking amount.

Location is key. Near metro stations or good schools is always a plus.
What about Amrapali? I know they had issues, but are they resolved now?
Amrapali is a big no-no. They are still under legal trouble. Stay away!

ATS Greens Village is a good option, but it's older. Godrej Nest in Sector 150 is newer.
Also look at the RERA registration details before investing.
Does anyone have experience with Mahagun?
Mahagun is decent. Construction quality is okayish, but they deliver on time. After-sales service can be a bit slow though.
I've heard similar things about Mahagun. Timely delivery, but don't expect stellar quality.
ATS is good, but their prices are usually on the higher side. Is it really worth the premium?
I invested in a Godrej property in sector 150. So far, so good. They seem professional.

Connectivity in 150 is improving, but still relies heavily on personal vehicles. Metro extension is planned, though.

Bhai, Supertech se toh door hi rehna. Major delays and quality issues sunne mein aaye hain.
Yeah, I agree with U2. Supertech has a bad rep. Look at ATS or Godrej. They are generally reliable.
Adding to this, check out Ajnara. Their projects are usually well-located, but do your due diligence on the specific project.
