posted on 24 MarNoida mein property: Which builder is more reliable?
Yaar, I'm thinking of upgrading to a 3BHK in Noida. Kids' school admission is becoming a headache from where we are. Wife wants a good society, safe for kids, you know? I've been considering a few builders. Has anyone experienced delays with possession from them? Which one is better when it comes to hidden charges after booking? I'm so worried about that. Also, kya kisi ko pata hai about construction quality after possession? Plaster cracks and seepage issues? Mujhe advice chahiye, I don't want to regret my decision later. My budget is around 1.5 Cr. What do you think?

Market is crazy right now. Interest rates are up, property prices are high. Maybe wait a bit if you can?
Don't forget to factor in stamp duty and registration charges. That's another significant expense.
My advice: visit multiple projects, talk to existing residents, and don't rush into a decision. It's a big investment.
Has anyone looked at resale options in Mahagun Moderne? How is the society maintenance there?
Mahagun Moderne is good, but maintenance charges are high. Be prepared to pay a premium.
U5, exactly! And parking is a nightmare there.
So, OP, which builder are you leaning towards now? Any updates?
Mujhe bhi batao yaar, which builder is giving on-time possession these days? Koi toh hoga!
Check out Ace Group. They seem to be delivering projects on time. But verify everything yourself before booking.
Be very careful about hidden charges. Parking, club membership, maintenance deposits... they add up quickly. Get everything in writing before paying the booking amount.
RERA registration number check karo. If the project isn't registered, run away!
What about Godrej? I've heard their construction quality is good, but they are expensive. Worth the investment?
Godrej is good, but still do your due diligence. Check the reviews for that specific project. Every project is different.
Possession status kya hai? If it's under construction, you're taking a bigger risk. Ready-to-move-in flats are safer, but more expensive.
Sector 150 is good for families, lots of greenery and new schools coming up. But prices are rising fast because of the new metro line extension.
Haan yaar, sector 150 is becoming unaffordable. Pehle sasta tha!
U16, Metro extension ka toh hype hai. How much will it really improve connectivity?
1.5 Cr mein 3BHK in a good society? Difficult, but not impossible. Check out some resale options in older sectors like 44 or 47. You might get a bigger apartment for the same price.
I bought in Sector 128 three years ago. Supertech. Big mistake. Plaster is cracking everywhere, and the builder is not responding to complaints. Avoid them like the plague!
Supertech? Oh man, everyone knows about their issues. So sorry to hear that!
U10, that's terrible! Did you try legal action? Consumer court?
Bhaiya, construction quality is a lottery. Even the big names sometimes cut corners. Hire a third-party inspector after possession to check for defects.
Bhai, 1.5 Cr mein you have options, but be careful. Noida mein delays toh common hai. Which sectors are you looking at?
Same pinch yaar! School admission is driving me crazy too. I heard good things about ATS, but their prices are high. Gaurs are decent, but read the fine print. Hidden charges toh sabka problem hai.
Don't just look at the builder's name. Check their past projects, especially possession dates. RERA website is your friend. Sector 75 mein ek project hai, naam nahi lunga, 2 saal late hai.
U4, Sector 75? You mean XXXX? I heard that too. My cousin booked there and is still waiting. What a mess!
Haan bhai, XXXX ka toh naam hi mat lo. They promised the moon and delivered nothing. Mera paisa phasa hua hai.
U5, Exactly! RERA mein complaint file karo. That's the only way to get them moving.
U6, U7, RERA complaint works, but it takes time. Be prepared for a long wait. I filed one against another builder in Sector 150, still waiting for resolution.
