Guys, I'm thinking of investing in Noida. Urbtech India ke projects kaise hain? Has anyone invested in their projects near Hazipur? What's the expected appreciation like in the next 5 years? I'm confused between under-construction and ready-to-move. Which one is better for ROI? Kya rental yield achha mil sakta hai? Mujhe advice chahiye. What do you think?

Mera personal opinion hai ki abhi Noida mein property rates thoda overvalued hai. Wait karna better rahega.

Bhai, under construction mein rate kam hota hai, but risk bhi zyada. Ready to move mein EMI immediately start ho jayega. Think carefully.
Check amenities completion before booking, I made that mistake with another builder. Swimming pool toh abhi tak bana hi nahi!
Sector 150 is booming though! New metro line extension bhi aa raha hai. But yeah, builder reputation matters a lot.

Sector 79 mein, depending on the society and floor, you can expect around 6500-7500 per sq ft.
Corner unit hai kya? Which floor? That makes a difference.
Urbtech ka naam suna toh darr lagta hai. So many pending projects!
Hazipur ke paas? That area is developing fast due to the Jewar airport. Appreciation potential toh hai, but Urbtech... I'm not so sure.
Under-construction mein ROI zyada mil sakta hai IF the project completes on time. Ready-to-move is safer, but the initial investment is higher. Depends on your risk appetite, yaar.
Rental yield Noida mein average 2-3% hi milega, unless you're buying something super premium. Don't expect too much.
I invested in their project in Sector 150 back in 2018. Possession was delayed by 2 years. Stress level was through the roof!

Urbtech? Bhai, I've heard mixed reviews. Delayed possessions kaafi hain. Check their RERA record properly before investing.
Exactly! RERA record is a must. Don't just go by their marketing.
Agreed. My friend invested in their project near Sector 79. Still waiting for possession after 3 years!
